Airbnb’s strict anti-party rules over Memorial Day weekend come with costly consequences

Anyone hoping to book an Airbnb for Memorial Day weekend and throw a massive house party may be out of luck: Airbnb is switching on its updated anti-party system.

With the holiday weekend nearing, Airbnb has reactivated its US-wide “anti-party” measures and is reiterating that disruptive gatherings aren’t welcome on the platform.

The company first used this technology over Memorial Day in 2022. It’s designed to spot reservations that appear more likely to be linked to large, unruly get-togethers.

Guests who are flagged and prevented from booking an entire home won’t necessarily be locked out of Airbnb altogether. They may still be able to book other types of stays, such as private rooms or hotels, but full-home party plans could be stopped at checkout.

Rog Kaiser, Airbnb’s Vice President of Fraud and Safety Operations, said the investment reflects the company’s commitment to ‘supporting positive stays and countering the rare few who would try to break the trust our platform and local communities are built on’.

Airbnb says the screening made a significant impact last year. Over Memorial Day weekend, nearly 11,000 people in the US were blocked or steered away from booking entire-home listings. Florida recorded the highest number at around 1,750, followed by Texas with 1,650 and California with 1,310.

These holiday-specific measures sit on top of Airbnb’s ongoing reservation screening, which relies on machine learning to detect potentially high-risk bookings throughout the year.

Airbnb also emphasizes that parties aren’t allowed at any time, not just during major holiday weekends.

In a press release, Airbnb warned that breaking the rules can lead to serious consequences, including losing access to the platform and having future trips cancelled.

The company also noted that guests who cause damage may have to pay for it, stating they would be ‘held financially liable for property damage’, and adding: “If law enforcement becomes involved following a disruptive party, the account holder who booked the stay could also face liability.”

Airbnb is also using the weekend to remind families about account rules. The platform says minors under 18 can’t create their own Airbnb accounts, and adults are not permitted to book a stay for a minor if they won’t be present for the full duration of the trip.

In addition, Airbnb is urging hosts and guests to protect their account access by keeping login details private and monitoring for unfamiliar bookings or charges—particularly if someone else could try to use their information to reserve a home for a party.

For neighbours and communities dealing with issues as they happen, Airbnb points to its Neighbourhood Support Line, while hosts and guests can access a 24-hour Safety Line if they need immediate help.

While holiday weekends can still bring problems, Airbnb says reported party incidents remain relatively uncommon. In 2025, the company reports that fewer than 0.6 percent of US stays resulted in a party report—a figure it argues shows its approach is having an effect at scale.
